The subject property contains approximately 30 acres and is currently vacant. The property is <br /> located across West Main Street from Scovill Golf Course and was annexed into the City of <br /> Decatur in July 1971. <br /> 2. The final plat of subdivision dividing the property into fifteen lots was approved by the City <br /> Council in August 2004. North Parkway Crossing Drive runs north-south through the <br /> subdivision connecting US Route 36 to West Main Street. <br /> 3. The B-2 Planned Unit Development was approved by the City Council in May 2002. The <br /> PUD is part of a development agreement executed between the City of Decatur and Real <br /> Estate Investors of Decatur and is associated with the development of the Holiday Harbor <br /> Water Park. <br /> 4. The original PUD was to include various commercial, office and multi-family residential <br /> uses. Lots 13, 14 and 15 were to be used for neighborhood commercial, multi-family or <br /> office development. <br />
