• , Page 2 of 3 <br /> Holiday Harbor/Cardwell Crossing <br /> June 2, 2005 <br /> PROJECT DESCRIPTION <br /> 5. The petitioner proposes to amend the approved PUD in order to construct a 60 unit senior <br /> living facility. � <br /> 6. The petitioner has proposed a two story facility to be located on an approximate three (3) acre <br /> lot. The proposed facility will be located on lots 13 and 14 of Cardwell Crossing. <br /> 7. The only access to this site will be from North Parkway Crossing Drive, there will be no <br /> access to this facility from West Main Street. <br /> STAFF ANALYSIS <br /> 8. The proposed amendment will allow for the construction of a 60 unit senior living facility. <br /> The proposed facility site plan has met all the requirements of the Zoning Ordinance and has <br /> been approved by the Department of Economic and Urban Development and the Department <br /> of Engineering and Infrastructure. <br /> 9. The proposed senior living facility meets and exceeds the landscaping requirements as well <br /> as the parking space requirements. Adequate utilities will be provided to the site. The <br /> proposed facility also exceeds the density requirements. The proposed facility has over 2000 <br /> square feet of lot area per one (1) bedroom unit; the zoning ordinance requires 900 square <br /> feet of lot area per one (1)bedroom unit. <br /> 10. The proposed senior living facility meets the intent of the original PUD which was designed <br /> to allow for a more residential character and use to the south end of the tract. The facility <br /> also will blend well with the surrounding uses and the overall character along West Main <br /> Street. <br /> 11. The PUD allows for one monument-style freestanding sign that in no taller than eight(8) feet <br /> in height and the area of face of the sign is not larger than 72 square feet. The sign that has <br /> been submitted with the PUD rneets both of these criteria. <br /> 12. The building facade will consist mainly of vinyl siding with the piers of the canopy being <br /> constructed of brick. The colors for the building will be appropriate with that of the <br /> Victorian style. <br /> STAFF RECOMMENDATION <br /> 1. Based on the above analysis, the proposed Planned Unit Development amendment is <br /> consistent with the intent of the original PUD. Staff recommends approval of the petition as <br /> proposed. <br /> PLAN COMMISSION ACTION <br /> 2. Section XIX.G of the Zoning Ordinance provides that the commission shall hold a public <br /> hearing, review and make a recommendation to the City Council regazding Planned Unit <br /> Developments. A motion to forward Calendar Number OS-23 to City Council with <br /> recommendation for approval is suggested with the following condition: <br /> A. The site will be developed in accordance with the attached plans labeled as Exhibit A. <br />
