Crowe, Economic Development Coordinatq��/ <br /> SUBJECT: Request to rezone 2138 East Damon Avenue to B-2 Commercial District <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the petition to rezone the <br /> premises from R-2 Single Family Residence to B-2 Commercial District subject to the following <br /> condition: <br /> Site, lighting and landscaping plans shall be submitted and approved by the Department <br /> of Economic and Urban Development and the Department of Engineering and <br /> Infrastructure before building permits will be issued. <br /> The proposed rezoning to B-2 Commercial District is compatible with the surrounding commercial and <br /> industrial uses in the area. The City Plan Commission voted 9-0 to recommend approval of this <br /> petition at the May 5, 2005 hearing; the minutes of the meeting are attached. <br /> BACKGROUND: The lot to the east on the corner of Damon Avenue and 22"a Street was rezoned <br /> from R-2 Single Family Residence District to B-2 Commercial District by the City Council on <br /> February 21, 2005. Ideal Auto Sales was the petitioner in that case as well as being the petitioner in <br /> this case. Since the date of that rezoning, the petitioner has reached an agreement to purchase the <br /> subject site and wants to rezone it to allow for the expansion of its used auto sales lot. <br /> The proposed expansion would be on both lots which are across Damon Avenue and north of the <br /> current Ideal Auto Sales lot at 2655 N. 22nd Street. The new car lot will have a separate office from <br /> the current location. <br /> The site is currently zoned R-2 Single Family Residence. The surrounding zoning includes B-2 <br /> Commercial District, M-1 Light Industrial District and M-2 Heavy Industrial District. <br /> INPUT FROM OTHER SOURCES: N/A I <br /> POTENTIAL OBJECTION: There were no objectors to the rezoning at the Plan Commission ', <br /> meeting.
