The subject site is approximately36,000 square feet and contains a main residential structure. <br /> The site is currently zoned R-2 Single Family Residence District. The proposed zoning for <br /> this site is B-2 Commercial District. Lot 37 to the east was rezoned from R-2 Single Family <br /> Residence District to B-2 Commercial District by the City Council on February 21, 2005. <br /> Ideal Auto Sales was the petitioner in that case. Since that time, the petitioner has purchased <br /> Lot 38. The petitioner wants to rezone the contiguous lot to B-2 Commercial District so the <br /> lot may be used in their proposed expansion north of Damon Street. <br /> PROJECT DESCRIPTION <br /> 1. The subject petition requests rezoning to B-2 Commercial District to allow for the expansion <br /> of its auto sales lot. The proposed expansion would be north of the current Ideal Auto Sales <br /> lot at 2655 N. 22nd St. and each location would have a separate office. The petitioner would <br /> build the new auto sales lot on Lot 37 and Lot 38. <br /> 2. The B-2 Commercial District is designed to serve the shopping needs of regional geographic <br /> areas larger than the B-1 Neighborhood Shopping District and allowing a greater intensity of <br />
