When a B-2 District is located adjacent to residential districts (this site is not located <br /> adjacent to a residential district), increased building, parking and buffer yard setbacks are <br /> required. These requirements are administered during the site plan review process. <br /> STAFF ANALYSIS <br /> 1. The surrounding zoning includes B-2 Commercial District, M-1 Light Industrial District and <br /> M-2 Heavy Industrial District. The proposed rezoning to B-2 Commercial District is <br /> compatible with the adjacent commercial and industrial zoning in the area and is in harmony <br /> with the intent of the Comprehensive Plan. <br /> 2. Site, landscaping and lighting plans must be approved by the Department of Economic and <br /> Urban Development and the Department of Engineering and Infrastructure before building <br /> permits will be issued. <br /> STAFF RECOMMENDATION <br /> 1. Staff recommends approval of the rezoning petition. <br /> PLAN COMMISSION ACTION <br /> 1. The Plan Commission in its advisory role to the City Council, as established by City Code, is <br /> to makes recommendations to approve, modify or deny petitions based on the requirements of <br /> the Zoning Ordinance and the Comprehensive Plan. In rezoning applications, effects of the <br /> approved land uses for the proposed zoning district on the public health, safety and general <br /> welfare of the City and its citizens need to be considered. <br /> 2. Section XXIX requires the Plan Commission to hold a public hearing on a rezoning request, <br /> and then forward its report and recommendation to the City Council for final approval.
