Excerpts from Decatur City Plan Commission Meeting May 5, 2005 <br /> Cal.No. OS-I S Petition of SOY CITY ELECTRIC SUPPLY to <br /> rezone the 1000 Block of North Main Street from <br /> B-1,Neighborhood Shopping District to B-1 <br /> Commercial District. <br /> Mrs. Joselyn Stewart was swom in by Ms. Jesse. <br /> Mrs. Stewart gave the recommendation of staff: <br /> The subject site is located on the east side of the 1000 Block of North Main Street. The <br /> property is currently developed with a convenience store, Soy City Electric Supply, and a <br /> vacant lot. <br /> The petitioner proposes to rezone the property from B-1, Neighborhood Shopping <br /> District to B-2, Commercial District in order to store electrical supplies outside in an <br /> enclosed area. Currently they are storing their electrical supplies in a wazehouse that they <br /> lease but with the recent purchase of the additional lots, they aze wanting to move theu <br /> storage to the Main Street location. <br /> The B-2, Commercial District is designed to serve the shopping needs of regional ' <br /> geographic areas larger than the &1 district and allowing a greater intensity of uses. <br /> Contractor's outdoor storage is a permitted use in the B-2 Commercial District when it is <br /> fully within an enclosed sight break fenced azea. The azea must be screened by a six foot j <br /> high sight break fence, a six foot high hedge or similar landscape material or an <br /> appropriate combination of both. <br /> The surrounding aoning includes R-6 Multiple Dwelling District, O-1 Office District, B-1 ' <br /> Neighborhood Shopping District and B-2 Commercial District. The east half of the block <br /> is currently zoned &2 Commercial District. The proposed rezoning to B-2 Commercial , <br /> District is compatible with the adjacent commercial zoning in the area. <br /> Site, landscaping and lighting plans for the storage area must be submitted and approved , <br /> by the Department of Economic and Urban Development and the Department of ' <br /> Engineering and Infrastructure before building pemuts are issued. <br /> The Plan Commission has the options of appmving, denying, or modifying petitions for <br /> rezoning. Staff recommends a motion to forward Calendar Number OS-15 to the City <br /> Council with a recommendation for appmval. . , <br /> Mr. John questioned whether the corridor plan has been approved by the City Council, , <br /> and if so wouldn't this area be included in this. ', <br />
