Mr. Dane Bragg commented that the corridor plan has not been adopted or approved by <br /> the City Council,but consideration to the plan is given when reviewing requests located <br /> on one of the corridors. <br /> Mr. Smith questioned how an electrical supply business would fit into a corridor plan. <br /> Mr. Bragg stated that as long as it is compatible with the comdor plan and the Zoning <br /> Ordinances, this type of business would be fine. <br /> Mr.Nordholm questioned that there was a huge amount of land south of where the <br /> business would actually be and would this all be fenced off. <br /> Ms. Miller stated that it is simply part of the rezoning,the petitioner does not own the <br /> entire block. <br /> Mrs. Wegi Stewart questioned why the entire block is included in the rezoning and what <br /> their plan was for their property. <br /> Ms. Miller stated all the owners are listed on the petition but do not have to submit a plan <br /> for their property,they are just included on the petition. <br /> Mr. John questioned whether it would be appropriate to just vote on the area that Soy <br /> City Electric was actually going to use and wait for the corridor plan to rezone the other <br /> lots. <br /> Ms. Miller stated that a site plan would have to be submitted and approved before any <br /> work could be done to this area and assured Mr. John that staff does have control over <br /> this. <br /> Mr. Bragg stated that they can certainly choose to vote on just the property involved at <br /> this time if that is what the commission wants to do. <br /> Mr. Scott Minnis,petitioner, was swom in by Ms. Jesse. <br /> NIr. Minnis,stated that this would be more convenient for his business and would like to <br /> put up a privacy fence on the lots and would also clean up the area to be more appealing. <br /> Mr.Nordholm questioned Mr. Minnis as to whether he had a problem with just rezoning <br /> his property. <br /> Mr. Minnis stated he did not but the other owners have commented that it would increase <br /> their property value if it were rezoned. <br /> Ms. Miller stated staff recommended the rezoning of the entire block because the east <br /> half of the block is zoned B-2 and assumed it would make sense to rezone the west half <br /> the same. <br />
