Stewart, Transportation Planner� <br /> SUBJECT: Request to rezone property from B-1,Neighborhood Shopping District to B-2, <br /> Commercial District in the 1000 Block of North Main Street <br /> SUMMARY RECOMMENDATION: taff recommends a roval of the etition as ro osed <br /> S <br /> PP P P P <br /> with the following conditions: The area must be screened by a six foot high sight-break fence, a six <br /> foot high hedge or similar landscape material or an appropriate combination of both; and site, <br /> landscaping and lighting plans for the storage area must be submitted and approved by the Department <br /> of Economic and Urban Development and the Depariment of Engineering and Infrastructure before <br /> building permits are issued. The City Plan Commission voted 8-0 to recommend approval of this <br /> petition at the May 5, 2005 meeting; the minutes of the meeting are attached. <br /> BACKGROUND: The petitioner proposes to rezone the property from B-1, Neighborhood <br /> Shopping District to B-2, Commercial District in order to store electrical supplies outside in an <br /> enclosed area. ! <br /> The B-2, Commercial District is designed to serve the shopping needs of regional geographic areas ' <br /> larger than the B-1 district and allowing a greater intensity of uses. Contractor's outdoor storage is a '' <br /> permitted use in the B-2 Commercial District when it is fully within an enclosed sight-break fenced '' <br /> area. <br /> The surrounding zoning includes R-6 Multiple Dwelling District, O-1 Office District, B-1 <br /> Neighborhood Shopping District and B-2 Commercial District. The east half of the block is <br /> currently zoned B-2 Commercial District. The proposed rezoning to B-2 Commercial District is <br /> compatible with the adjacent commercial zoning in the area as well as the corridor study. <br /> POTENTIAL OBJECTION: None <br /> INPUT FROM OTHER SOURCES: None <br /> STAFF REFERENCE: Any additional questions may be forwarded to Joselyn A.
