The area must be screened by a six foot high sight-break fence, a six foot high hedge or similar <br /> landscape material or an appropriate combination of both. <br /> STAFF ANALYSIS <br /> 4. The surrounding zoning includes R-6 Multiple Dwelling District, 0-1 Office District, B-1 <br /> Neighborhood Shopping Dishict and B-2 Commercial District. The east half of the block is currently <br /> zoned B-2 Commercial District. The proposed rezoning to B-2 Commercial District is comparible <br /> with the adjacent commercial zoning in the azea. Adjacent properry values will not be diminished <br /> with the rezoning. <br /> 5. Site, landscaping and lighring plans for the storage area must be submitted and approved by the <br /> Department of Economic and Urban Development and the Department of Engineering and <br /> Infrastructure before building permits are issued. <br /> STAFF RECOMMENDATION <br /> 1. Based on the above analysis, staffrecommends approval of the petition as submitted. <br /> PLAN COMNIISSION ACTION <br /> 2. The Plan Commission in its advisory role to the City Council is to make recommendation to <br /> approve, modify or deny petirions based on the requirements of the Zoning Ordinance and the <br /> Comprehensive Plan. In re2oning petitions, effects of the approved land uses for the proposed <br /> zoning district on the public health safety and general welfare of the City and its citizens need to <br /> be considered. <br /> 3. Section XXIX. requires the Plan Cominission to hold a public hearing on a rezoning request, and <br /> then forward its report and recommendation to the City Council for final approval. A motion to <br /> forwazd Calendar Number OS-15 to the City Council with a recommendation for approval is <br /> suggested. <br /> The above report constitutes the testimony and recommendation of the Planning and Economic <br /> Development Division,Economic and Urban Development Department, City of Decatur. <br /> Joselyn A.
