Stewart, Transportation Planne�,�{ <br /> ;�-- <br /> SUBJECT: Request to rezone property from R-3, Single Family Residence District and M-1 <br /> Intense Commercial-Light Industrial District to M-2,Heavy Industrial District along <br /> North 34th Street and East Division Street <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the petition as proposed. <br /> The City Plan Commission voted 6-0 to recommend approval of this petition at the April 7, 2005 <br /> meeting; the minutes of the meeting are attached. <br /> BACKGROUND: The subject property is currently undeveloped and contains approximately two (2) <br /> acres. <br /> The petitioner proposes to rezone the property from R-1, Single Family Residence District and M-1, <br /> Intense Commercial-Light Industrial District to M-2, Heavy Industrial District. ADM plans to build a <br /> storm water retention pond that would allow ADM's West Complex to better control storm water <br /> runoff. A six foot fence will secure the area. <br /> Upon review of land use and zoning patterns of the area, staff is of the opinion that the rezoning will be <br /> consistent with the other uses to the immediate east and south of the property. The proposed rezoning <br /> should not have a negative effect on surrounding properties. <br /> POTENTIAL OBJECTION: None <br /> INPUT FROM OTHER SOURCES: None <br /> STAFF REFERENCE: Any additional questions may be forwarded to Joselyn A.
