The subject property is currently undeveloped and contains approximately two (2) acres.
PROJECT DESCRIPTION '
2. The petitioner proposes to rezone the property from R-1, Single Family Residence District and M-1,
Intense Commercial-Light Industrial District to M-2, Heavy Industrial District in order to build a
storm water retenrion pond that would allow ADM's West Complex to better control storm water
runoff.
STAFF ANALYSIS
3. Upon review of land use and zoning patterns of the area, staff is of the opinion that the rezoning will
be consistent with the other uses to the immediate east and south of the property. Despite the fact that
the area to the north and east are developed with single family structures, the proposed rezoning
should not have a negative effect on those properties.
