Miller, AICP, Senior Planner i�'/h- <br /> Suzan Stickle, Senior Planner,�S <br /> SUBJECT: Request to rezone 140 West Marion Street and 1005-1085 South Main Street to R-6 <br /> Multiple Dwelling District <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the rezoning petition with the , <br /> following condition: �II <br /> l. A site, landscaping and lighting plan meeting the requirements of the Zoning � <br /> Ordinance will be submitted and approved by the Engineering and Infrastructure I, <br /> Department and the Economic and Urban Development Department. '� <br /> The City Plan Commission voted 9-0-1 to recommend approval of this petition at the March 3, 2005 <br /> hearing; the minutes of the meeting are attached. <br /> BACKGROUND: The petitioner is requesting the rezoning of the approximately three (3) acre site <br /> from M-1 Intense Commercial/Light Industrial District to R-6 Multiple Dwelling District to allow for ' <br /> the construction of an approximately 80 unit senior facility and a parking lot to serve the site. The ' <br /> subject site is currently vacant. Utilities are available at the site. The surrounding zoning includes R-5 <br /> Two Family Residence District, B-1 Neighborhood Shopping District and M-1 Intense <br /> CommerciaULight Industrial District. <br /> Staff is of the opinion that the proposed rezoning is compatible with the adjacent zoning districts and <br /> the adj acent uses in the area. The"rezoning of the subj ect property to R-6 Multiple Dwelling District is <br /> found to be in harmony with the intent of the Comprehensive Plan. <br /> INPUT FROM OTHER SOURCES: None <br /> POTENTIAL OBJECTION: There were no objectors to the rezoning petition at the Plan <br /> Commission meeting. <br /> STAFF REFERENCE: Any additional questions may be forwarded to Suzan Stickle at 424-2790 ar <br /> at smstickle(c�decaturnet.org. <br /> BUDGET/TIME IMPLICATIONS: None <br />
