Mr. Kyle Bach, representative for petitioner was sworn in by Ms. Jesse. <br /> Mr. Bach from Sterling Development stressed the fact that this property for now is <br /> strictly a rezoning. Mr. Bach stated that Sterling Development is one entity of a group of <br /> teams and this particular team is looking to develop a senior facility on this property <br /> perhaps in the future. <br /> Mr. Bach stated the facility would be four(4) stories with one (1) and two (2) bedrooms. <br /> Rent on each unit would be based on the annual income of the tenants. <br /> Mr. Bach presented pictures of other facilities that Sterling Development has done to the <br /> City Plan Commission. <br /> Mr. Nordholm questioned why a rezoning would be done and not go directly to a Planned <br /> Development. Mr. Bach stated that in order to do the Planned Development a site plan <br /> would have to be done and Sterling Development wanted to make sure it was suitable <br /> before spending the money on the site plan. <br /> Mr. Naber questioned the description of the Senior Housing and what the requirements <br /> would be. Mr. Bach stated a 55 rule would apply and that the tenant would have to make <br /> less then $35,000 annually to live there and there would be no children. <br /> Mr. John questioned if Sterling Development had their own people that took into <br /> consideration traffic patterns like. Mr. Bach said that a marketing study is always done <br /> as well as traffic studies when they are proposing to develop an area. <br /> Mr. Anderson questioned the size of each unit. Mr. Bach stated that the one (1) bedroom <br /> would be approximately 620 square feet and the two (2) bedrooms would be 800 square <br /> feet and all utilities would be included. <br /> Mr. Wakeland questioned where the closest Sterling Development would be. Mr. Bach <br /> stated that Evansville, Indiana would have the closest development and Michigan would <br /> have the closest senior facility. <br /> No objectors were present. <br /> It was moved and seconded (Dunn/Wakeland)to forward Cal. No. OS-11 to the City <br /> Council with the recommendation for approval as submitted by petitioner. Motion <br /> Carried with Tom Smith abstaining from the vote. <br />
