2146 East Damon
February 3, 2005
STAFF ANALYSIS
1. The surrounding zoning includes R-2 Single Family Residence District, B-2 Commercial
District, M-1 Light Industrial District and M-2 Heavy Industrial District. The proposed
rezoning to B-2 Commercial District is compatible with the adjacent commercial and
industrial zoning in the area and is in harmony with the intent of the Comprehensive Plan.
2. Since the lot is adjacent to a residential property, a landscaped buffer must be provided in
accordance with the Zoning Ordinance. Site, landscaping and lighting plans must be
approved by the Department of Economic and Urban Development and the Department of
Engineering and Infrastructure before building permits will be issued.
STAFF RECOMMENDATION
1. Staff recommends approval of the rezoning petition.
PLAN COMMISSION ACTION
1. Section XXIX requires the Plan Commission to hold a public hearing on a rezoning request,
and then forward its report and recommendation to the City Council for final approval. A
motion to forward Calendar Number OS-OS to the City Council with a recommendation for
approval is suggested.
The above report constitutes the testimony and recommendation of the Planning and Economic
Development Division, Economic and Urban Development Department, City of Decatur.
Greg Crowe
Economic Development Coordinator
ATTACHMENTS
1.
