Excerpts from Plan Commission Meeting February 3, 2005 <br />' Cal.No. OS-OS Petition of IDEAL AUTO SALES, INC.,to rezone <br /> the premises at 2146 East Damon Avenue from R-2 <br /> Single-Family Residence District to B-2 Commercial <br /> District. <br /> Mr. Greg Crowe was sworn in by Ms. Jesse. <br /> Mr. Crowe gave the recommendation of staff: <br /> The subject property is approximately 3,600 square feet and contains a residential <br /> structure, garage and a shed. There is also a creek running through the rear northern and <br /> eastern section of the lot that is owned by the federal government. <br /> The subject petition requests rezoning to B-2 Commercial District to allow for the <br /> expansion of its auto sales lot. The second lot would be north of the current Ideal Auto <br /> Sales lot at 2655 North 22nd Street and each location would have a separate office. ' <br /> The surrounding zoning includes R-2 Single Family Residence District, B-2 Commercial <br /> District, M-1 Light Industrial District and M-2 Heavy Industrial District. The proposed <br /> rezoning to B-2 Commercial District is compatible with the adjacent commercial and <br /> industrial zoning in the area and is in harmony with the intent of the Comprehensive Plan. <br /> Since the lot is adjacent to a residential property, a landscaped bufferyazd must be <br /> provided in accordance with the Zoning Ordinance. Site, landscaping and lighting plans <br /> must be approved by the Department of Economic and Urban Development and the <br /> Department of Engineering and Infrastructure before building permits will be issued. <br /> A motion to forwazd Calendar Number OS-OS to the City Council with a recommendation <br /> for approval is suggested. <br /> Mrs. Wegi Stewart questioned Mr. Crowe as to what the description of a landscape buffer <br /> would be. Mr. Crowe stated that when a B-2 Commercial District is next to a residential <br /> area a landscape buffer needs to be provided. This would involve actual plants and trees <br /> but does not necessarily mean a landscape berm would have to be done. The minimum <br /> width for the bufferyard is ten(10) feet. <br /> Mr. Jeff Justice, representative for the petitioner, was sworn in by Ms. Jesse. <br /> Mr. Justice stated that staff has accurately described this petition and would be happy to <br /> answer any questions the Plan Commission might have on this property. <br /> Mrs. Stewart questioned�what was on the lot west of the subject property that was zoned <br /> M-1. Mr. Justice stated it was a metal building and was vacant at this time. <br />
