Crowe,Economic Development Coordinator�� <br /> SUBJECT: Request to rezone 2146 East Damon Avenue to B-2 Commercial District <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the petition to rezone the <br /> premises from R-2 Single Family Residence to B-2 Commercial District subject to the following <br /> conditions: <br /> A. A landscaped buffer must be provided in accordance with the Zoning Ordinance <br /> adjacent to residential property <br /> B. Site, lighting and landscaping plans shall be submitted and approved by the Department <br /> of Economic and Urban Development and the Department of Engineering and <br /> Infrastructure before building permits will be issued. <br /> Staff is of the opinion that the proposed rezoning to B-2 Commercial District is compatible with the <br /> surrounding commercial and industrial uses in the area. <br /> The City Plan Commission voted 5-2 to recommend approval of this petition at the February 3, 2005 <br /> hearing; the minutes of the meeting are attached. <br /> BACKGROUND: The petitioner is requesting the rezoning of the approximately 36,000 square foot <br /> property to B-2 Commercial District to allow for the expansion of its auto sales lot. The second lot <br /> would be north of the current Ideal Auto Sales lot at 2655 N. 22nd St. and each location would have a <br /> separate office. <br /> The site is currently zoned R-2 Single Family Residence. The surrounding zoning includes R-2 Single <br /> Family Residence District, B-2 Commercial District, M-1 Light Industrial District and M-2 Heavy <br /> Industrial District. <br /> INPUT FROM OTHER SOURCES: N/A <br /> POTENTIAL OBJECTION: Joseph and Brenda Howard, 2138 E. Damon Ave, sent a letter <br /> objecting to the rezoning of 2146 E. Damon Ave. Mr. Howard attended the February 3, 2005 Plan <br /> Commission meeting to state their objection. <br />
