Miller, AICP, Senior Planner k�{�y� <br /> Suzan Stickle, Planner SM�S <br /> SUBJECT: Amendments to the Zoning Ordinance (Ordinance#3512) <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the amendments to the <br /> City of Decatur Zoning Ordinance (Ordinance # 3512) as proposed. The City Plan Commission <br /> voted 9-0 to recommend approval of this petition at the November 4, 2004 hearing; the minutes <br /> of the meeting are attached. <br /> BACKGROUND: The current City of Decatur Zoning Ordinance was adopted in May of 2002. <br /> Since the time of adoption, staff has discovered certain necessary changes, discrepancies and <br /> omissions as the new ordinance has been implemented. The following changes to the ordinance <br /> are proposed. <br /> 1. A change in Off-Premise Sign Lighting. The lighting used for off-premise signs shall not <br /> exceed"30" footcandles instead of"??". <br /> 2. An addition to the Exceptions to Front Yard Setback Requirements-Porches and Terraces <br /> is "An existing non-conforming porch or terrace may be replaced or rebuilt to its current <br /> dimensions, provided that the replacement structure does not proj ect into the required <br /> front yard more than eight (8) feet." <br /> POTENTIAL OBJECTION: There were no objectors to these amendments at the Plan <br /> Commission meeting. <br /> STAFF REFERENCE: Any additional questions may be forwarded to Suzan Stickle at 424- <br /> 2781 or at smstickle(�a,decaturnet.or�. <br /> BUDGET/TIME IMPLICATIONS: None <br />
