Excerpts for Plan Commission Meeting of August 5, 2004 <br /> Cal. No 04-29 Petition of KIM QUINLAN AND JIM CLEVELAND, . <br /> to rezone the premises located at 3360 Lost Bridge Road <br /> from R-1, Single Family Residence District to Planned <br /> Development District for the construction of Three (3) <br /> duplex units. <br /> Mrs. Stewart was sworn in by Mrs. Althoff. <br /> Mrs. Stewart gave the following recommendation of staff: <br /> The subject property is currently undeveloped and is 77,022 square feet or 1.77 acres in <br /> size. <br /> The petitioner proposes to rezone the property from R-1, Single Family Residence <br /> District to Planned Development District to construct three (3) duplex units. Access to <br /> the property will be from South 34th Street. No access will be allowed from Lost Bridge <br /> Road. The property will be subdivided into three (3) lots as shown on the site plan. The i <br /> minimum lot area for two family development is 5,000 square feet. The proposed lots I <br /> range in size from 18,200 square feet to 30,300 square feet. �I <br /> Utilities will be provided: an eight (8) inch sanitary sewer will be extended from the <br /> west; water will be extended from the north. <br /> Based on the above analysis, staff recommends approval of the petition as submitted with <br /> the following condition: <br /> a) Landscaping shall be provided according to the ordinance (boulevard <br /> trees); <br /> b) Sight screening shall be provided along the east property line; <br /> c) Sidewalks shall be provided along South 34th Street; and <br /> d) Thirty-fourth Street shall be paved to match existing paving to the north. <br /> Mr. John asked what the area requirements are for the R-3 District. <br /> Ms. Miller stated that the area requirements are as follows: R-3 District—6,000 square <br /> feet; R-2 District—9,000 square feet; R-1 District—20,000 square feet. <br /> Mr. Jim Cleveland, Petitioner,was sworn in by Mrs. Althoff. <br /> Mr. Cleveland stated that the lot sizes are approximately 70 feet by 105 feet to the north <br /> of the property and there are trees that line the east side of the property. <br /> Linda Vermie was sworn in by Mrs.Althoff. <br />
