.M � <br /> Article 2 <br /> Term <br /> This Agreement shall become effective and Developer's authority, duties <br /> and responsibilities hereunder shall be deemed to have commenced as of the date of the <br /> execution of this Agreement and shall continue until eighteen (18) months after Target <br /> begins construction on the Target Tract. <br /> Article 3 <br /> Responsibilities of Developer <br /> The responsibilities of Developer to be performed relating to the <br /> development of the Developer Tract include the following: <br /> Preliminary Responsibilities. <br /> (a) To employ those professional architects, engineers and surveyors <br /> approved by Owner necessary to prepare all remaining plans and specifications <br /> (collectively, the "Plans") for the development of the Developer Tract and for the <br /> following construction activities: <br /> (i) asbestos abatement from the Mound School building; <br /> (ii) demolition of the Mound School building; <br /> (iii) construction of the main shopping center driveway off of Route 51 <br /> as drawn on the conceptual site plan attached as Exhibit B (the "Site <br /> Plan"); <br /> (iv) construction of the detention area as shown on the Site Plan, with <br /> outflow line to the public storm sewer system; <br /> (v) construction of the shared monument sign on the Developer Tract as <br /> a <br />
