be enacted during the continuation of this Lease by any Municipal, County, State or <br /> Federal authority (except any requirement for improvement of the Premises) and to <br /> indemnify the City for any damage caused by violation thereof. <br /> 6. Release. To the extent provided by law, the Center, in using the <br /> Premises does so at its own risk. The City shall not be liable for any damages to <br /> property sustained by the Center on the Premises, or any portion thereof. The Center <br /> assumes full responsibility for any property damages or injuries which may occur to the <br /> Center, its agents, contractors, employees, patrons, customers or guests in, resulting <br /> from or arising out of the Center's use of the Premises. The Center does hereby fully <br /> and forever on its own behalf release and discharge the City and the City's officers, <br /> employees or agents, in both individual and official capacities, from any and all claims, <br /> demands, damages, rights of action or causes of action, present or future, whether the <br /> same be known, anticipated or unanticipated, whether due to negligence or otherwise, <br /> resulting from or arising out of the Center's use of the Premises. <br /> 7. Indemnification. To the extent provided by law, the Center shall <br /> indemnify and hold harmless the City, and its officers, employees or agents in both <br /> individual and official capacities from all claims for bodily injury or death resulting from <br /> or arising out of the Center's use of the Premises, and from all costs, demands, suits, <br /> losses, attorney fees, and liabilities incurred in or about any such claim for bodily injury <br /> or death, or any action or proceeding brought herein. <br /> 8. Insurance Requirements. The Center shall obtain, at its expense, and <br /> keep in force during the term of this Lease, comprehensive general liability and property <br /> damage insurance in an amount of not less than $1,000,000 single limit, $2,000,000 <br />
