GONSTRUCTION
MANAGERS
Paul McChancy, Administrator
Mass Transit
BWC-CM #01-09
March 26, 2001
Page 3
BWCCM required BWCINC to develop sketches of a remedy. BWCCM contacted the steei '
supplier and requested steel fabrication of the columns be stopped temporarily. Sketches of
the required modification were faxed to the steel supplier. Columns that were already
fabricated were modified in accordance with the sketches on Saturday and shipped on
Monday. The remaining columns were fabricated by the steel supplier in accordance with the
sketches. Due to the rapid response, the steel erection on site continued with little delay. A
potentially serious problem which could have had a serious impact on the project cost and
schedule was prevented.
BWCCM issued change orders to the contractor for the steel modifications required. BWCINC
f tho e modifications and the Owner experienced no
assumed responsibility for the cost o s
additional cost.
In this case, the impact of this error was minimized by a swift, creative solution made possibie
by the fast communication and cooperation of BWCCM, BWCINC, the contractor and the steel
supplier. The details of this example can be verified through Brian Marshall of INTERMET who
was the Owner's project manager.
The key to successfully avoiding or minimizing potential negative impact is speed of
communication and cooperation between architect, contractor and construction manager.
Typically identification of an error or omission creates a defensive response from the architect.
Communication is restricted and cooperation is limited. The close (but separate) relationship
between BWCCM and BWCINC prevents that situation from developing. Communication is
fast, response is immediate, and cooperation is constant.
Very truly yours,
BLANK, WESSELINK, COOK
CONSTRUCTION 7ANAGERS, INC.
f',,`
f. ` --__..

Joseph D. Cycotte, P.E.
Vice President
JDC/glr
