The subject site is approximately .28 acres and is located at 1402 and 1412 East Hickory Street. <br /> The site is currently developed with a 2,000 square foot commercial structure and a single family <br /> residential structure. <br /> PROJECT DESCRIPTION <br /> 1. The petitioner proposes to rezone from R-3 Single Family Residence District to B-1 Neighborhood <br /> Shopping District to allow for all those uses permitted in the B-1 Neighborhood Shopping District. <br /> STAFF ANALYSIS <br /> 1. The surrounding zoning in all directions is R-3 Single Family Residence District. The Macon <br /> County and Decatur Comprehensive Plan shows this axea as Residential-Low Density. The <br /> permitted land uses in the B-1 District are compatible with the residential land uses as the B-1 <br /> Neighborhood Shopping District is designed to encourage and facilitate commercial activities in <br /> the neighborhoods in which they serve. <br />
