Excerpts from Plan Commission Meeting June 3, 2004 , Cal. No. 04-27 Petition of ORSON K. KRAMER,JR. to rezone the ' premises at 143 and 151 South Witt Street and 1244 and 1260 East Wood Street from R-5 Two-Family � Dwelling District to O-1 Office District. '� Ms. Suzan Stickle was sworn in by Ms. Jesse �i Ms. Stickle gave the following recommendation of the staff. I!, The subject site is approximately 20,000 square feet and contains two (2) existing I' residential structures, an accessory structure and a gravel parking lot. Utilities are available at the site. '�� The subject petition requests rezoning to O-1 Office District to allow for the construction of a veterinarian clinic and a parking lot to serve the site. The surrounding zoning includes R-5 Two-Family Residence District and B-2 Commercial District. The proposed rezoning is compatible with the adjacent commercial zoning to the east. The rezoning of the subject property to O-1 Office District is in harmony with the intent of the Comprehensive Plan. Staff recommends approval of the rezoning petition with the following conditions: A site plan meeting the requirements of the Zoning Ordinance will be submitted and approved by the Engineering and Infrastructure Department and the Economic and Urban Development Department. Mr. Nordholm asked if the site plan included landscaping. Ms. Stickle responded that it did. Mr. Naber stated he was confused with the report, the petition states 14,000 square feet and staff report states 20,000 square feet for the size of the site. Ms. Stickle responded that the 14,000 square feet does not include a portion of the lot. Mr. Orson Kramer, Jr., petitioner,was sworn in by Ms. Jesse. Mr. Kramer stated that he wanted to take down two (2) homes that are not in good repair to construct a Vet Clinic. There were no objectors present. It was moved and seconded (Wakeland/Smith)to forward Cal. No. 04-27 to the City Council with the recommendation for approval as submitted by petitioner. Motion carried unanimously.
