Mille , AICP, Senior Planner� <br /> Suzan Stickle, Planner yy}' <br /> SUBJECT: Request to rezone 143 and 151 South Witt Street and 1244 and 1260 East Wood Street <br /> to O-1 Office District <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the rezoning petition with the <br /> following condition: <br /> l. A site plan meeting the requirements of the Zoning Ordinance will be submitted and approved <br /> by the Engineering and Infrastructure Department and the Economic and Urban Development <br /> Department. <br /> Staff is of the opinion that the proposed rezoning is compatible with the adjacent commercial zoning to <br /> the east. The rezoning of the subject property to O-1 Office District is found to be in harmony with the <br /> intent of the Comprehensive Plan. <br /> The City Plan Commission voted 10-0 to recommend approval of this petition at the June 3, 2004 <br /> hearing; the minutes of the meeting are attached. <br /> BACKGROUND: The petitioner is requesting the rezoning of the approximately 20,000 square foot <br /> site to O-1 Office District to allow for the construction of a veterinarian clinic and a parking lot to <br /> serve the site. The subj ect site contains two (2) existing residential structures, an accessory structure <br /> and a parking lot. Utilities are available at the site. The surrounding zoning includes R-5 Two Family <br /> Residence District and B-2 Commercial District. <br /> INPUT FROM OTHER SOURCES: None <br /> POTENTIAL OBJECTION: There were no objectors to the rezoning petition at the Plan <br /> Commission meeting. <br /> STAFF REFERENCE: Any additional questions may be forwarded to Suzan Stickle at 424-2781 or <br /> at smstickle(c�decaturnet.org. <br /> BUDGET/TIME IMPLICATIONS: None <br />
