Excerpts from Plan Commission Minutes of November 6, 2003 <br /> Cal. No. 03-51 Petition of ST. MARY'S HOSPITAL, to rezone the <br /> premises at 1669, 1679, 1976-1726 East Riverside <br /> Avenue; 1309-1329 South 17`h Street; 1666 and 1676 <br /> East Buena Vista; all lots east of 1679 East Buena <br /> Vista; and 1662-1724 and 1800 East Lake Shore Drive <br /> From O-1 Planned Unit Development and R-3 Single <br /> Family Residence District to PD Planned Development. <br /> Ms. Kathy Miller was sworn in by Ms. Jesse. <br /> Ms. Miller presented the recommendation of staff: <br /> In June of 2002 and March of 2003, the Plan Commission recommended approval and <br /> the City Council approved a planned unit development for additional parking and a new <br /> three-story office building at the hospital. Since that time, the hospital has acquired <br /> additional property located along Lake Shore Drive and intends to install a sign at the <br /> intersection of Sixteenth Street and Lake Shore Drive. To bring the property into <br /> conformance with the amended Zoning Ordinance, the St. Mary's site will be rezoned to <br /> PD, Planned Development, instead of revising the existing Planned Unit Development. <br /> The acquired property is adjacent to and west of the recent parking lot addition. The <br /> proposed sign will be located at the vacant lot at the northeast corner of North Sixteenth <br /> Street and East Lake Shore Drive and fifteen (15) feet from each property line. Each face <br /> of the proposed sign will be four (4) feet wide and ten (10) feet in height. No other <br /> development is currently planned for the site. The sign will not adversely impact the <br /> neighborhood in any significant manner. <br /> The proposed expansion is consistent with the intent of the previously approved planned <br /> development and will not adversely affect the neighborhood. Staff recommends approval <br /> of the petition. <br /> The Zoning Ordinance of the City of Decatur requires the Plan Commission to hold a <br /> public hearing on the Planned Unit Development/Planned Development request and make <br /> a recommendation to the City Council. A motion to forward the request to the City , <br /> Council with a recommendation of approval is suggested. <br /> Mr. Nordholm questioned at what point they will be starting with the planned <br /> development. Ms. Miller stated they have laid out what they intend to do with the <br /> installation of the sign. Any future plans will be reviewed by the Commission and City , <br /> Council. <br /> Mr. John stated that he did not agree with approving a plan when plans were not <br /> submitted. He feels they should be showing the plan. Ms. Miller said there was a plan <br /> for the sign enclosed in the packet that was mailed to the Commission. Mr. John stated '�, <br />
