Stew , Transportation Planner � <br /> SUBJECT: Request to rezone property from B-1, Neighborhood Shopping District to R-5, Two <br /> Family Residence District at 734 South Jackson Street <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the petition as proposed. <br /> Staff finds the proposal to be compatible with the adjacent uses in the area as well as the Decatur <br /> Urban Area Land Use Plan. Despite the fact that the area is zoned B-1, Neighborhood Shopping <br /> District, most of the structures surrounding this area are single family structures. The City Plan <br /> Commission voted 6-0 to recommend approval of this petition at the November 6, 2003 hearing; the <br /> minutes of the meeting are attached. <br /> BACKGROUND: The subject property contains .15 acres (6,440 square feet) and is currently <br /> undeveloped. The petitioner proposes to rezone one (1) lot totaling .15 acres, to R-5 Two Family <br /> Residence District. The petitioner has indicated she would like to use the property to construct a duplex <br /> unit. Access to the property would be along Jackson Street. <br /> Properties to the north, west, and east are all developed with single family residences. Property to <br /> the south is developed as a neighborhood barber shop/beauty supply shop. The Comprehensive Plan <br /> shows this area as a High Density Residential area and it is proposed to be developed as such. <br /> POTENTIAL OBJECTION: There are no known objectors to this petition. <br /> INPUT FROM OTHER SOURCES: None <br /> STAFF REFERENCE: Any additional questions may be forwarded to Joselyn A.
