No. 03-47 Petition of Dr. Sushant Sinha, to amend the O-1 Planned <br /> Unit Development located at 646 West Pershing Road to <br /> allow for an addition to the existing structure. <br /> m i <br /> Steve John entered eet ng at 3:05 P.M. <br /> Ms. Suzan Stickle, Planner, was sworn in by Ms. Jesse. <br /> Ms. Stickle presented the following recommendation of the staff: <br /> The Decatur City Council approved the rezoning to O-1 Office District in 1995. A <br /> Planned Unit Development was approved and established also at this time. An <br /> amendment to the PUD was subsequently approved in 1997 allowing for the lot to the <br /> north to become part of the PUD in order to provide adequate space for a parking lot. <br /> The petitioner has requested an amendment to the approved PUD to allow for the <br /> construction of an addition to the current structure. The expansion to the building will <br /> allow for more examination rooms to offer more patient room and services. <br /> The petitioner will maintain the same building materials and colors on the addition that <br /> are on the existing building. <br /> The amendment allowing for the expansion of the existing building is consistent with the <br /> intent of the original approved O-1 Planned Unit Development. The building material <br /> and colors will maintain the character of the current development and the surrounding <br /> area. <br /> a. The proposed amendment will maintain the character of the area and will be <br /> consistent with the level of quality found in the original PUD submittal. <br /> b. The proposed amendments are not consistent with the Decatur Urban Area Land <br /> Use Plan, however, the development is in accordance with City standards for <br /> development. <br /> c. The proposed amendments will have no additional impact on traffic capacity or <br /> movements, nor will they have an impact on utilities. ' <br /> d. The proposed development is being developed in accordance with an overall <br /> design plan for the entire PUD and is not expected to have a negative impact on <br /> the area. <br /> e. Adequate parking facilities are provided consistent with the proposed use of the <br /> site. <br /> Staff finds the proposed amendment to be consistent with the goals of the Decatur Zoning <br /> Ordinance and the approved Planned Unit Development. Staff recommends approval of <br /> the petition with the condition that a landscape plan meeting the Zoning Ordinance be <br /> provided prior to the petition being forwarded to the City Council. <br /> Mr. Mike Wakeland entered the meeting at 3:12 P.M. <br />
