Staff finds the proposed amendment to be consistent with the goals of the Decatur Urban <br /> Area Land Use Plan, the Near North Neighborhood Redevelopment Plan, the Near North <br /> Master Plan Supplement and the approved Planned Unit Development. Based on the above <br /> analysis, staff recommends approval of the petition with the following conditions: <br /> a. The D-7 and D-8 front elevations be revised to include a shed dormer in order to reduce <br /> the roof elevation area to a level consistent with the recommendations of the Near North <br /> Neighborhood Redevelopment Plan. <br /> PLAN COMMISSION ACTION <br /> 10. Section XIX of the City of Decatur Zoning Ordinance requires the Plan Commission to hold <br /> a public hearing to review a Planned Development and report its findings concerning the <br /> effect on the comprehensive plan and compliance with the standards of review to the City <br /> Council. A motion to forward this item to City Council with recommendation for approval is <br /> advised. <br /> The above report constitutes the testimony and recommendation of the Planning & Economic <br /> Development Division, Economic and Urban Development Department, City of Decatur. <br /> Dane C.
