No. 03-03: Petition of BPW DEVELOPMENT to rezone property located at 2594 <br /> ontrose venue rom R-1 Smgle Family Residence District to R-3 <br /> Single Family Residence District <br /> Mrs. Stewart presented the recommendation of staff: <br /> The subject property contains 10.003 acres and is currently undeveloped. The subject petitioners <br /> are requesting that the property be rezoned to R-3 Single Family Residence District to allow for <br /> the development of a residential subdivision. <br /> The area in question is currently being annexed into the City of Decatur. All areas that are <br /> annexed come in as R-1. R-1 zonings have a minimum lot area of 20,000 square feet. Since the <br /> subject area will only have a minimum lot area of 6,000 square feet once developed, it is being <br /> rezoned as R-3. <br /> The Comprehensive Plan shows this area as a Low Density Residential area and it is proposed to <br /> be developed as such; staff recommends approval of the petition as submitted. <br /> Mr. Sharpe inquired whether this was a two (2) step process. First, rezoning and secondly, <br /> approving the development. Mrs. Stewart confirmed this. <br /> Mr. Michael Price, one of the owners of the development, said as staff inentioned he is <br /> requesting that ten (10) acres be rezoned to R-3. The property to the north and west is R-3. His <br /> minimum lot is larger than a standard R-31ot. <br /> It was moved and seconded (Naber/Sharpe) to forward Cal. No. 03-03 to City Council for <br /> approval per staff recommendation. Motion passed unanimously. <br /> Cal. No. 03-04: Approval of the Preliminary and Final Plat of Clearwater Shores <br /> Addition. <br /> Mr. Van Steenhuyse presented the recommendation of staff: <br /> The subject property consists of ten (10) acres and is mostly vacant (there are some existing <br /> structures in the southeast corner of the property that are proposed to be demolished). There is <br /> an existing pond in the center east portion of the property. The land is immediately east of <br /> Greenlake Forest Addition and is accessed from the dead end of Redlich Drive. Montrose <br /> Avenue dead-ends into the property from the south. <br /> The applicants wish to subdivide the property into 32 building lots. The Preliminary Plat and the <br /> Final Plat show that all of the lots meet the minimum area and width requirements of the R-3 <br /> District, with lots ranging from 8,294 square feet to 15,952 square feet. The subdivision is <br /> accessed from Redlich Drive, which is extended into the development and terminates in a <br />
