S ewart, Transportation Planner � <br /> SUBJECT: Request to rezone property at 2594 Montrose Avenue from R-1, Single Family <br /> Residence District to R-3 Single Family Residence District <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the petition as proposed. <br /> The proposed rezoning is compatible with the surrounding uses in the area and would not have a <br /> negative effect on property values and marketability of the surrounding properties. The City Plan <br /> Commission voted 9-0 to recommend approval of this petition at the January 3, 2003 hearing; the <br /> minutes of the meeting are attached <br /> BACKGROUND: The subject site contains 10.003 acres and is currently undeveloped. The <br /> subject petitioners are requesting that the property be rezoned to R-3, Single Family Residence <br /> District to allow for the development of a residential subdivision. The area in question is currently <br /> being annexed into the City of Decatur. <br /> The proposed rezoning is compatible with the adjacent Low-Density Residential uses in the area, <br /> particularly the single-family lots to the north and west that surround the area on two sides. Areas to <br /> the south and east are in the County but are also developed as single family residences. The <br /> Comprehensive Plan shows this area as a Low Density Residential area and it is proposed to be <br /> developed as such. <br /> POTENTIAL OBJECTION: There are no known objectors to this petition. <br /> INPUT FROM OTHER SOURCES: None <br /> STAFF REFERENCE: Any additional questions may be forwarded to Joselyn A.
