Stewart, Transportation Planner <br /> SUBJECT: Request for a Conditional Use Permit to operate an automotive storage yard �I <br /> SUMMARY RECOMMENDATION: Staff recommends a roval of the etition as ro osed with � <br /> PP P P P <br /> the following conditions: 1.) The storage area must be wholly enclosed by a site break fence of not <br /> less than eight (8) feet in height; 2.) All storage yards shall be paved with a gravel base. All <br /> driveways and aisleways used for traffic circulation shall be paved in accordance with the Zoning <br /> Ordinance; and 3.) The Fire Department will require a 24-hour access lock to the property, this <br /> should be coordinated through the office of the Fire Marshal. If operated as above, staff feels that <br /> the storage yard is compatible with the surrounding uses in the area and would not have a negative <br /> effect on property values and marketability of the surrounding properties. The storage yard will be <br /> required to meet all applicable City building and fire codes. The Building Inspections Manager and <br /> the Fire Marshal have both reviewed the proposal and inspected the site and find it acceptable. <br /> BACKGROLTND: The subject petition requests a conditional use permit to allow the operation of <br /> an automotive storage yard. The subject property contains a 17,880 (120' x 149') square foot lot <br /> with an aluminum storage shed and is currently being used for the storage of repossessed <br /> automobiles by the owners of B and M Recovery. <br /> The area in question as well as the properties to the south, east and west are presently zoned M-2, <br /> Heavy Industrial District with similar land uses. Property to the north is zoned M-1 <br /> Intense-Commercial-Light Industrial District and accordingly developed. <br /> According to the property owners all vehicles are constantly moved and no vehicles will be left on <br /> the property for more than 30 days. The property is secured by an eight (8) foot fence with flood <br /> lights. Access for this business will be off of Wabash Street. <br /> POTENTIAL OBJECTION: There are no known objectors to this petition. <br /> INPUT FROM OTHER SOURCES: The City Plan Commission voted 9-0 to recommend approval <br /> of this petition at the November 7, 2002 hearing, subject to the conditions listed above.
