c •
PLANNING MEMORANDUM
#02-19
TO: Members of the Plan Commission
FROM: Steven J. Van Steenhuyse, Planning Manager
DATE: October 03, 2002
RE: Architectural Elevations: Roosevelt School Project
Attached is a revised architectural elevation for the townhomes proposed for the Roosevelt
Middle School project. As you may remember, the elevations originally submitted with the site
plan for the revised PUD were unacceptable because they were suburban in style and did not fit
in with the existing school or the neighborhood. Staff had recommended tabling this project
until the architectural issues could be worked out.
The attached elevations meet stafs goal of incorporating elements of the school building and
making the new townhomes compatible with the school design and with the neighborhood. The
only missing element would be windows in the end units of the buildings that back up to Monroe
and whose ends face a street.
Since the revised plans are acceptable, staff no longer sees a need to table this item. Therefore,
staff recommends approval of the revised PUD with the following conditions:
a. The architectural elevations shall be revised to show windows in the end units at the south
end of 1225 North Monroe and the north end of 1275 North Monroe.
b. Additional landscaping along the south end of the 1225 North Monroe building and the west
end of 620 East Leafland shall be shown on the landscape plan.
