Motion carried unanimously.
New Business
Cal No 02-24 Petition of ST MARY'S HOSPITAL. 1800 East Lake Shore Drive, to
rezone the premises from R-3 Single Family Residence District to O-1
Office District and for subsequent approval of an O-1 Planned Unit
Development for the premises at 1800 East Lake Shore Drive.
Ms. Ahmed presented the recommendation of staff:
The subject site consists of the St. Mary's Hospital campus with vacant lots adjacent to the
cunent west side visitors'parking area. Main access to the properties on the site is from
Riverside Avenue and Buena Vista Drive. Although portions of St. Mary's Hospital have been
rezoned O-1 in the past to allow for changes in use, the hospital building itself remained in the
R-3 District.
The petitioner proposes the rezoning of the subject properties to allow the construction of a
25,000 square foot medical office building and new parking areas containing 408 parking spaces.
The proposed structure will be two stories high with a partial basement and will be connected to
the existing medical office building on the west side of the hospital. Access to the proposed
project will remain along Riverside and Buena Vista. The hospital expects to have facilities
sufficient for 17 physician offices and their staff. The rezoning action puts all of the property
under the O-1 Zoning requirements.
