Van Steenhuyse,Planning g�`�i�'� <br /> Hala Ahmed, Environmental Specialist.� <br /> SUBJECT: Rezoning 2714 North Hill Avenue from R-1 Single Family Residential District to <br /> B-2 Commercial District <br /> RECOMMENDATION: <br /> The subject site is bound on two sides by properties that are zoned B-2. The petitioner proposes <br /> to develop the property in order to support their adjacent funeral home business. Staff does not <br /> believe that expansion of the petitioner's business would adversely affect the neighborhood. <br /> Staff recommends approval of the petition. <br /> BACKGROUND: <br /> The subject property is currently used as a single family dwelling and is adjacent to Brintlinger <br /> and Earl Funeral Home and parking lot. The petitioner has entered into a Real Estate Purchase <br /> Agreement with the owner of the subject property. The sales agreement is contingent on the <br /> approval of the rezoning of the property from R-1 Single Family Residence to B-2 Commercial <br /> District. The properties adjacent to the subject site that are owned by the petitioner are zoned <br /> B-1 and B-2. <br /> POTENTIAL OBJECTION: <br /> A neighbor has expressed some concerns about the street condition at North Hill as well as <br /> potential drainage problems. <br /> INPUT FROM OTHER SOURCES: <br /> The City Plan Commission voted 8-0 to recommend approval of this petition at the May 2, 2002 <br /> hearing.
