The petitioner owns and operates the World of Power Sports at 2635 North 22nd Street. The <br /> business sells motorcycles, ski boats and other motor-driven sport vehicles. The petitioner <br /> owns lots 15 and 32 (120 x 300 feet and 120 x 257.6 feet respectively) and portions of lots 31 <br /> and 16 adjacent to his business (see Exhibit A). The portions of lots 31 and 16 that are not <br /> owned by the petitioner are currently used for residential purposes. A privacy fence separates <br /> the petitioner's portion from the residence on lot 16 (2110 East Pythian). There are currently <br /> 2 residences and several accessory structures located in lot 32. <br /> 2. On March 19, 2001, City Council reviewed a rezoning petition for a property on 2008 East <br /> Damon Avenue. The property was rezoned from R-2 Single Family Residence to M-1 Light <br /> Industrial District. This property is approximately 240 feet to the east of the subject <br /> properties on the north side of Damon. The property is currently used for office space and <br /> storage for the All Service Company, a filter media company that provides on-site filter <br />
