NEW NEAR NORTH NEIGHBORHOOD PLANNED UNIT DEVELOPMENT <br /> DEVELOPMENT GUIDELINES <br /> I. COMPLIANCE WITH REGULATIONS <br /> Except as enumerated herein, all development within the Planned Unit <br /> Development area shall conform to the requirements of the Zoning Ordinance. <br /> II. SITE PLAN AND AMENDMENTS THERETO <br /> A site plan showing existing conditions is adopted along with the standards <br /> enumerated herein. This plan will be amended to reflect the development of a <br /> final plan that conforms to these standards. The site plan shall be amended by <br /> the same process required for the initial approval of the Planned Unit <br /> Development. No development within the Planned Unit Development area shall <br /> be permitted until the amended plan is approved by the City Council. <br /> III. NEIGHBORHOOD USES <br /> The following uses shall be permitted within the Planned Unit Development. <br /> Uses that are not listed but which are similar in nature to the uses listed below <br /> may be approved by the City Council after recommendation by the Plan <br /> Commission. <br /> A. Mixed residential uses <br /> The following residential uses are permitted anywhere within the Planned Unit <br /> Development. Residential uses shall be mixed wherever possible, and <br /> segregation of specific dwelling types shall be avoided. <br /> 1. Single family detached dwellings. <br /> 2. Single family attached dwellings, including duplexes and townhomes. <br /> 3. Multi-family (three units or more within the same building) <br /> 4. Secondary Dwellings: one (1) additional dwelling unit, permitted on a , <br /> single family dwelling lot only and located either within the main , <br /> building, in an accessory structure, or above an accessory garage. 'I <br /> Secondary dwelling units may not exceed 800 square feet in floor area. I <br /> 5. Small residential care home, subject to the separation requirements in <br /> the Zoning Ordinance. <br /> 6. Accessory uses and structures as defined in the Zoning Ordinance, <br /> including home occupations. <br /> B. Open Spaces <br /> 1. There shall be within the Planned Unit Development a variety of open <br /> spaces designed for active or passive recreation, pedestrian and <br /> bicycle activity, horticulture and other open space activities. <br /> 2. All residential lots shall either front upon or be within 500 feet of an <br /> open space area. <br />
