An open space buffer with a minimum width of 75 feet shall be located <br /> adjacent to the Illinois Central railroad tracks on the east edge of the <br /> development. Mixed Use Area <br /> There shall be an area or areas designated upon the plan as "mixed use" <br /> Within the Mixed Use Area, the following uses are permitted. The mixing of <br /> commercial uses and residential uses is encouraged. Individual businesses <br /> shall not exceed 6,000 square feet in gross floor area; however, this <br /> requirement may be varied by the City Council after recommendation by the <br /> Plan Commission. <br /> 1.
