Krie r, conomic and Urban Development epartment
Steven J. V Steenhuyse, Planning Manag
2
SUBJECT: Rezoning of 704 West Leafland from R-5, One and Two Family, to R-6 Multiple
Dwelling
SUMMARY RECOMMENDATION: The owners of the Roosevelt School Apartments
Residential Development Plan(Finlay Interests)have discovered that this lot was not rezoned
along with the rest of the property in February of 2001. The Plan Commission voted 10-1 to
recommend approval. Rezoning of the property brings it into conformance with the zoning of
the remaining proj ect. Staff recommends approval.
BACKGROUND: When the Roosevelt School rezoning was first proposed, the owners did not
yet own 704 West Leafland, and it was not included in the rezoning ordinance. By the time the
owners submitted the Residential Development Plan, they had acquired the property and included
it in the plan that was approved by the Council in March 2001. However, they failed to submit a
petition to rezone this property to match the R-6 zoning in the rest of the development. This !
oversight was discovered by one of the project's lenders as a result of due diligence.
POTENTIAL OBJECTION: Staff is not aware of any objections.
INPUT FROM OTHER SOURCES: None. '
STAFF REFERENCE: Please contact Plannin Mana er Steven J. Van Steenhu se at II
g g Y
424-2790 or e-mail to vansteen(adecaturnet.org.
BUDGET/TIME IMPLICATIONS: N/A
