V Steenhuyse, Planning Manag � �� ' <br /> Joselyn A. ewart, Transportation Planne <br /> SUBJECT: Request to rezone from R-3, Single Family Residence District to O-1, Office District <br /> - 2175 North Edward Street <br /> SUMMARY RECOMMENDATION: The petitioner proposes to rezone one lot totaling 0.22 <br /> acres, to O-1, Office District. The petitioner has indicated that this lot is being rezoned to be <br /> consistent with other hospital zoning. The hospital is in need of additional parking spaces to allow <br /> for the relocation of existing spaces when planned building expansions begin. Therefore, staff <br /> recommends approval of the proposal. <br /> BACKGROUND: The subject property contains a 9,780 (163'x 60') square foot lot. The property <br />, is currently being used as a parking lot. <br /> The property owner owns the adjacent property which lies to the north and west of the subject <br /> property which is already zoned O-1 and is being used as a parking lot. By expanding the existing <br /> parking lot to the south the hospital was able to add 18 additional stalls. <br /> This site was granted a variance to construct a parking lot on November 8, 2001 by the Zoning <br /> Board of Appeals. <br /> POTENTIAL OBJECTION: There are no known objectors to this petition. <br /> INPUT FROM OTHER SOURCES: The City Plan Commission voted 9-0-2 to recommend <br /> approval of this petition at the December 6, 2001 hearing.
