'� <br /> Mr. Van Steenhuyse presented the recommendation of staff: I! <br /> The ori inal PUD for the office/retail building was approved in December 2000 and the building I <br /> g <br /> is now nearly complete, and an asset to the area. The applicants have purchased five additional <br /> adjacent lots in this area: one on Wood Street and four onMacon Street. They are proposing to , <br /> rezone these lots from R-6 to B-2 and amend the PUD for West Towne Square to add two <br /> 12-unit apartment buildings. In addition to the buildings, additional parking would be added, <br /> most of which is parallel to 1�Iacon Street. The applicants have also submitted a separate petition <br /> for vacation of the alley located behind the lots in question. The site plan shows a turnaround I <br /> area at the west end of the remaining alley. This will allow refuse trucks and other vehicles a I <br /> place to turn around after providing service to the remaining houses east of the development. � <br /> Mr. Van Steenhuyse added that the site plan shows two, 3-story buildings with 12 units each. <br /> The western building is situated parallel to Wood Street and contains all 3-bedroom units. The ', <br /> eastern building is located perpendicular to Wood Street and contains a112-bedroom units. The <br /> buildings are accessed via private sidewalks within the development; the western building is also ; <br /> accessed from the public sidewalk on the Wood Street side. The western building is set back 11 <br /> feet from Wood Street, which is the same setback for the commercial building. The eastern , <br /> building is set back 20 feet from Wood Street. According to the developer, this was done at the ', <br /> request of the adjoining property owner to the east. The eastern building is also 12 feet from the ' <br /> east property line. Since the adjoining house is only about 2 to 3 feet from the property line, the <br /> buildings will be situated about 14 or 15 feet apart. <br /> Mr. Van Steenhuyse then described the proposed parking plan. With the addition of the 24 <br /> apartment units, 213 parking spaces are required to serve the entire site. In addition to the 195 <br /> off-street parking spaces, 14 spaces are provided on the street. This is consistent with the <br /> previously approved PUD which showed eight parallel parking spaces on Oakland and 13 ' <br /> parallel spaces on Wood Street. However, on the amended plan seven of the spaces on Wood <br /> Street have been deleted. Again, according to the developer this has been done at the request of <br /> the adjoining property owner. The on-street parking spaces were allowed to be counted toward <br /> the total requirement in the original PUD. By combining the off-street and on-street parking <br /> spaces, there is a total of 209 spaces. Although this falls short by four spaces of the Ordinance <br />
