or re-establishment of some of these uses in the downtown may have a negative impact on
ongoing efforts to revitalize the area. '
Staff recommends approval of the amendment to the Zoning Ordinance as proposed ,
Mr. Shampine asked if the Central Business District is the current TIF District. Mr. Bragg stated
that the Central Business District is different from the TIF District and provided the boundaries.
The TIF District includes a much larger area to the west and allows B-2 zoning with different '
uses.
Mr. Shampine asked if any of the listed incompatible uses are currently in the B-4 District. Mr.
Bragg stated that there is the Bigfoot Station at the corner of North Main and West Eldorado.
Discussion was initiated to change the north boundary as that corner is not developed as the
Central Business District. This might initiate a rezoning to B-2.
Mr. Schiller asked which definition was applied regarding Bigfoot. Mr. Bragg stated that the
definition in the existing ordinance was used and Bigfoot is an automotive service station today.
The new ordinance will address these issues.
Mrs. Washington asked what effect there would be on Bigfoot if the amendment did not go
through. Mr. Bragg stated that should the ordinance not pass then Bigfoot will remain as a
permitted use. If it does pass,Bigfoot is a nonconforming use.
There were no objectors present.
It was moved and seconded (John/Washington) to forward Cal. No. 01-31 to City Council with
recommendation for approval. Motion carried unanimously.
