The property to the east is the Decatur Country Club with a Club <br /> house, swimming pool, tennis courts and golf course along 44th street. <br /> 3 . A large drainage way exists on the west side of the property which <br /> would prevent any further single family house construction for most of th <br /> property. <br /> 4 . The development of the site must be done in accordance with the <br /> approved planned unit development site plan, building render.ings and <br /> landscape plan. <br /> 5 . The density is consistent with a single family zoning density. <br /> 6 . There are adequate city utilities available to serve the development <br /> 7 .
