The subject property contains 3.43 acres and is cunently improved with a single family � <br /> residence. Properties to the west and south are in use for single family residences,while Lake ' <br /> Decatur is located to the north of the site and the Decatur Country Club is located to the east. A <br /> 6"water main is available to the site from 44th Street and a 27" sanitary sewer connection is <br /> available at Counhy Club Road. Access to the site is currently located at the southern edge of <br /> the property along 44th Street. The property has a significant slope of approximately 4.3 percent, ' <br />, descending from south to north. The existing slope provides an impressive view of Lake <br /> Decatur. <br />� PROJECT DESCRIPTION <br /> 2. The petitioner proposes to construct seven three-unit condominium structures on the site, totaling <br /> 21 units on the tract. Each building would "step-down"the existing topography and would <br /> consist of three stories per building. <br /> 3. Access would remain along 44th Street with no access to Country Club Road.
