Page 2 of 2 <br /> 2008 East Damon Avenue <br /> March l, 2001 <br /> petitioner operates All Service Company, a filter media company that provides on-site filter <br /> services. <br /> STAFF ANALYSIS <br /> 3. The area in question is depicted as Low-Density Residential development on the Decatur <br /> Urban Area Land Use Plan. While this area could be absorbed in the future by the larger <br /> industrial tracts surrounding it, staff is hesitant to recommend rezoning to light industrial in <br /> light of the residential properties adjacent to the property. Staff is of the opinion that the <br /> establishment of light industrial zoning when bordered by residential on three sides is <br /> inconsistent with the intent of the land use plan. <br /> 4. Staff is cognizant of the fact that the petitioner's proposed use is relatively innocuous, <br /> however, it is the ability of future users to affect neighboring properties that is of most <br /> concern. The M-1 district permits a host of uses that are of high intensity adjacent to <br /> residential such as haulin and stora e ards, li t manufacturin and bulk etroleum <br /> g g Y � g p <br /> storage. <br /> STAFF RECOMMENDATION <br /> 5.
