Mr. Shampine asked Mr. Flynn if he considered this to be spot zoning. Mr. Flynn answered no,
there is M-1 zoning immediately behind the property and another less than 100 feet away. Mr.
Shampine asked if the Burcham's would buy more property should it become available. Mr.
Flynn answered yes. The Burcham's intend to live and retire here and watch their son take the
business over. All materials are taken by semi trucks to their job sites. There are pickup trucks at
the subject location.
Mr. Shampine asked why M-1 zoning is needed. Mr. Flynn stated that the next logical
classification would be B-2 but the building setbacks in that zone couldn't be met without
upsetting the neighbors.
There were no objectors present.
It was moved and seconded (Smith/Anderson)to forward Cal. No. Ol-OS to City Council with
recommendation for approval. Motion carried at a vote of seven to one. Those Commissioners
voting yea: Shampine, Anderson, Clevenger, John, Peck, Setina, Smith. Commissioner
Smallwood voted nay.
