♦ i
ECONOMIC AND URBAN DEVELOPMENT MEMORANDUM
No. 00-186
December 13, 2000
TO: Honorable Mayor Terry M. Howley and City Council Members
FROM: Steve Garman,City Manager
A. J. Krieger, Assistant City Ma ger
Steve Van Steenhuyse,AICP,Planning anag'
Kathy J.Miller,AICP,Planner
SUBJECT: Revised B-3 Shopping Center Plan--Fairview Plaza
Attached please find the Staff Report for the Fairview Plaza Revised B-3 Shopping District
Plans. The proposed plan shows improvements to the parking lot that includes additional
parking stalls, better traffic flow and improved landscaping. The revised proposal increases the
number of parking spaces by 178 over existing conditions to 759. Since the number of parking
stalls provided does not worsen the existing nonconformity, the Legal Staff determined that a
variance to the provisions of the Zoning Ordinance will not be required. The developer has been
given permission to proceed with the project pending approval of the revised plan.
This item was reviewed by the Plan Commission on December 7, 2000; the Commission
recommended approval of the petition with a vote of 9 to 0. The meeting minutes are included.
The planning staff and the engineering staff have reviewed the site plan and landscaping plan and
find the proposal acceptable. Staff recommends approval of the Fairview Plaza Revised B-3
Shopping Center District as submitted.
