. � <br /> Excerpts from Plan Commission Minutes of November 2, 2000 <br /> Cal. No. 00-69 Petition of A.J. KR�GER, Assistant City Manager, Economic and Urban <br /> Development Department, to rezone properties located at NORTH <br /> BRUSH COLLEGE ROAD and at NORTH 27th STREET from R-1 <br /> Single Family Residence District to M-1 Light Industrial District. <br /> Ms. Miller stated that the subject petition requests that tracts of land totaling 42.63 acres <br /> generally located north of East Garfield Avenue between North 27th Street and North Brush <br /> College Road be rezoned from R-1 Single Family Residence District to M-1 Light Industrial <br /> District. The area in question was annexed into the Decatur city limits on September 18, 2000 <br /> (Ordinance No. 2000-80), as a surrounded area. The sites are owned by David Rathje, Lehigh <br /> Portland Cement Company and the Illinois Central Gulf Railroad and currently developed as <br /> industrial sites. The Economic and Urban Development Department has initiated this rezoning to <br /> bring the area into conformance with the zoning ordinance. City of Decatur water and sanitary <br /> sewer utilities are extended to the area. <br /> Upon review of land use and zoning patterns for the general area, staff notes that with few <br /> exceptions, the area south of the ICG railroad tracks north to East Harrison Avenue, Spencer <br /> Park and East Garfield Avenue is zoned M-1 Light Industrial District. The exceptions are zoned <br /> R-1 and R-3 Single Family District and PMR-1 Park Mobile Home Residence District. <br /> Upon review of the Decatur Area Land Use Plan of 1990, staff notes that the subject premises are <br /> earmarked for light industrial development. Consequently, the proposed zone would be in <br /> keeping with the intent of the land use plan as noted. <br /> In view of this data, staff recommends approval of the petition as presented. <br /> Mr. Schiller stated that there were no real addresses or any identification noted on the agenda. . <br /> Ms. Miller stated that the properties appear as platted but that there are no real addresses on the <br /> railroad properties. <br /> There were no objectors present. <br /> It was moved and seconded (Smallwood/Setina)to forward Cal. No. 00-69 to City Council with <br /> recommendation for approval. Motion carried unanimously. <br />
