The petitioner is requesting the following variations from the Zoning Ordinance: <br /> 1) to reduce the required rear yard setback along the north side of the property <br /> from twelve (12)feet to ten(10) feet and, <br /> 2) to allow a ten (10) foot encroachment into the required front yard setback along <br /> Green Street for parking. <br /> Staffhas met with the petitioner regarding these requests and finds the ten(10) foot setback along <br /> the rear property line and the parking area encroachment to be acceptable provided that a <br /> landscaping plan be prepared to screen parking, etc., from street view. The petitioner has agreed <br /> to maintain the required setback along the Church Street "overflow" parking area. <br /> Staff is of the opinion that this proposal will be generally consistent with neighboring land use and <br /> will provide a low-intensity, non-intrusive development for the area. Staff finds the petitioner's <br /> proposal to be acceptable and recommends approval of the petition as proposed. Final site plans <br /> and building drawings shall be submitted to the Department of Economic and Urban Development <br /> and the Department of Engineering and Infrastructure for final approval. <br /> This petition will be heard by City Council on August 21, 2000. <br /> Mr. Bragg stated that calculations regarding storm water retention/detention would be provided <br /> upon submittal of the final plan. There would be 15 parking spaces in the main parking lot and 25 <br /> in the overflow lot. <br /> Mr. John stated that this is a wonderful project and Old King's Orchard is to be commended for <br /> its dedication. He stated that the project is very worthwhile and needed. <br /> It was moved and seconded (John/Smith) to forward Cal. No. 00-54 to City Council with <br /> recommendation for approval. Motion carried unanimously. <br />
