Krieger, ssistant City Manager <br /> Dane Bragg, anner� <br /> RE: Rezoning 1190 South Side Drive from R-1 to B-2 <br /> The petitioner is requesting the rezoning of the premises at 1190 South Side Drive (formerly 99 <br />� Borcher's Corner) from R-1, Single Family Residence District, to B-2, Commercial District. The <br /> 0.43 acre site is currently developed as a tavern. The area is surrounded by B-2 zoning on all <br /> sides with some B-1 zoning to the west. The rezoning is a logical extension of the B-2 district. <br /> The Economic and Urban Development Department has initiated this rezoning to bring this lot <br /> into conformance with the Zoning Ordinance at the time of its annexation into the City as a <br /> surrounded area. The site is located in an area of substantial commercial development and fronts <br /> on Illinois Route 105. The Decatur Urban Area Land Use Plan shows this area being developed <br /> commercially. <br /> Staff recommends approval of the petition as proposed. <br /> The Decatur City Plan Commission unanimously recommended approval of this petition at the <br /> October 7, 1999 Plan Commission meeting.
