Krieger, Assistant City Manager <br /> Max Forgey, Plannin agec�� <br /> Dane Bragg, Planner <br /> SUBJECT: Rezoning 3739 North Taylor Avenue from R-1 to B-2 Planned Unit Development <br /> The petitioner proposes to rezone a .97-acre lot from R-1, Single Family Residential, to a B-2, <br />� Commercial Planned Unit Development. The stated purpose is to open a sign business. The <br /> property is illustrated on the Future Land Use Map, a component of the Decatur Comprehensive <br /> Plan, as Single Family Residential. The properties to the north are zoned B-1 and B-2; the <br /> � properties to the east, south and west are zoned R-1. Land uses surrounding the property are <br /> commercial to the north, residential to the east and south, and institutional (Macon County <br /> Fairgrounds) to the west. <br /> The petitioner proposes to relocate an existing 576 square foot building and provide required <br /> parking. Ingress/egress will be provided from North Taylor Avenue. An accessory storage area <br /> will be located to the west of the site with a 960 square foot storage building. A site break fence <br /> will be provided around the storage area. <br /> Staff notes that a 24' ingress/egress drive will be required from North Taylor Avenue in lieu of <br /> the 12' drive shown on the plan. A sanitary sewer connection will be required to the existing <br /> public line running along the west line of Taylor Avenue. <br /> Staff recommends approval of the petition subj ect to the access drive and sanitary sewer <br /> requirements. <br />
